AS TITLES THREE, FIVE, AND SEVEN, PART ELEVEN- PLANNING
AND ZONING CODE.
be it ordained by the Council of Granville,
Section I: Ordinance No. 16-76 as amended, be and is
hereby codified as Titles Three, Five and
Seven, Part Eleven-Planning and Zoning
Code of the Codified Ordinances of the
Village of Granville, as described in the
accompanying document prepared by the
Walter Drane Company, attached hereto and
marked Exhibit "A".
Section II: Ordinance No. 11-86, adopted subsequent to
the compilation of Title Eleven as defined
in Section I, repealing certain subsections
of Ordinance No. 16-76, and adding subsections
pertaining to single-family uses, is hereby
made a part of Title Five of part Eleven of
the Codified ordinances of the village of
Section III: Chapter 1175, Suburban Business District, as
prepared by the Granville Development
Commission, a copy of which is attached hereto
and made a part hereof, marked Exhibit "B",be
and hereby is added to and made a part of Title
Five of part Eleven of the. Codified Ordinances

This ordinance shall take effect from and after
the earliest date allowed by law.

Suburban Business District
1175. 01 Purpose and intent.
1175. 02 Permitted and conditional uses.
1175. 03 Development standards.
1175. 01 PURPOSE AND INTENT.
The purpose and intent of the Suburban Business District
is to provide suitable areas for a moderate concentration
of various types of compatible businesses while
providing use, neighborhood and village enhancing
features, such as, adequate parking, appropriate
landscaping and screening.
This district may apply only to plots of less than ten
acres located in areas annexed to the Village after the
effective date of this chapter.
1175.02 PERMITTED AND CONDITIONAL USES
a) Permitted Uses.
1) Retail outlets: furniture, clothing, shoe and
variety stores, hardware, appliance, paint and
2) Food, drug and beverage: grocery stores, meat
markets, drug stores, bakeries (manufacturing
being limited to goods for retail sales on the
premises), restaurants, tea rooms, hotels and inns.
3) Specialty shops: antique shops, gift shops,
magazine, book and stationery outlets, florist
shops, camera and photography shops and sporting goods outlets.
4) Service and recreation: laundromat, drycleaning
and laundryi c*k-up stations, barber and beauty shops, shoe rdpair and tailor shops, printing
shop with not more than ten full-time regular
employees, and places of assembly.
5) Business and professional offices: medical and
dental offices and clinics, law offices,
insurance and real estate offices.
6) Banks, finance and utility company offices.
7) Accessory uses or buildings.
b) Conditional uses.
1) Parking lots.
3) Gas stations, fastfood restaurants, drive-in
banks, and other traffic oriented commercial
1175. 03 DEVELOPMENT STANDARDS.
a) Lot Requirements.
1) Setbacks. All buildings shall be set back a
minimum of one foot for each foot of building
height from any boundary of the SBD zoned area.
In any event, minimum building setbacks as
follows shall be provided: fifty feet in front
and fifteen feet each side (forty feet from side
or rear if a shopping center) and sixty feet
from side, front and rear if abuts any residential

3) Lot coverage. Lot coverage shall not exceed
seventyf-ive percent (75%)In. measuring

1) Maximum height: thirty feet.

access shall be indicated and outdoor trash
containers shall be specifically located and
sufficiently screened to avoid nuisance to
